APPLYING FOR A RENTAL PROPERTY – Tenancy Application Form

When looking for the home you love, it can be quite exciting. You might like to be approved as soon as possible and start planning your move. It’s beneficial to have everything in order to ensure a quick turnaround time and positive outcome when applying.

Identification 100 points required
Ensure that you have ALL requested documentation for the application processing to begin. Ray White Albion will not be able to full process your application until all identification has been supplied.

Compulsory
You are also required to supply proof of income upon submission of your application;
Employee: Last TWO payslips
Self-Employed: Bank statement, group certificate, and tax return or accountant letter
Unemployed: Centrelink statement, bank statement and letter of guarantor

Filling out your application
Along with supplying all necessary documentation, it is also important that you fill out all required sections of the application. It is helpful to make your application as uncomplicated as possible.
Please ensure you provide all addresses, names and contact details for your references to speed up the process. Please double check all of your personal contact details are correct on the application form so that we can get in contact with you straight away.
If there are several occupants applying for the property, it is highly important that you ALL have your applications and documents completed and handed in at the same time. Your application cannot be completed until ALL occupants have applied.

How we process your application

  • Before submitting your application, you or a trusted person on your behalf will need to view the property and accept you would like to apply for the property in its current condition
  • Your application will be processed during business hours. We require up to two business days to process
  • Ray White Albion will contact your current and previous employment and rental references (depending on how long you have been at the current residence or place of employment). It is recommended that you advise your references that they will be receiving a phone call or email from us, as this step is often the part that slows the application processing down
  • After reference checks are completed on your application, we will submit it to the owner as ultimately it is their decision to approve or deny your application

Should your application be successful
Once the property owner has approved your application, the property manager will send through a confirmation email with instructions on paying the rental deposit and bond. We require the deposit to be paid within 24 hours of approval to secure the property for you. The rental bond is required to be paid in full before keys are collected for the lease commencement.
